Honeywell Smart Thermostat Models Compared: 2026 Prices

Honeywell sells its smart thermostats under several different names - T5, T6 Pro, X2S, RTH9585WF, RTH9600WF - and none of the official Honeywell Home or Honeywell Store pages put the models side by side with real prices. If you search for a smart thermostat honeywell model and land on a marketing page, you still won't know which one to buy or what it costs.

This guide compares five current Honeywell Home smart thermostats sold on Amazon by price, display type, C-wire requirements, geofencing and smart home compatibility, then cross-checks pricing against Best Buy, Lowe's and Walmart listings so you can see the real price range before you buy.

Quick answer:

Budget pick: Honeywell Home X2S ($66-$67, Amazon) - cheapest Wi-Fi model with Matter support and geofencing through the First Alert app.

Best overall: Honeywell Home T5 / RTH8800WF2022 ($82, Amazon) - built-in geofencing, 7-day touchscreen scheduling, ENERGY STAR certified, at a mid-range price.

Best for a bigger touchscreen display: Honeywell Home RTH9585WF ($124.99, Amazon) - larger color touchscreen, ENERGY STAR certified, works with Alexa.

How to pick the right Honeywell smart thermostat model for your HVAC system

All five models connect to Wi-Fi and work with a phone app, but they are not interchangeable. Match the model to what you actually need:

• Want the lowest price and don't care about a touchscreen: the X2S covers conventional and heat pump systems and supports Matter, so it works with Google Assistant, Amazon Alexa and Apple Home.
• Want a touchscreen with geofencing built in (no separate app requirement for location awareness): the T5 (RTH8800WF2022) is the cheapest model with a touchscreen and native geofencing.
• Want the largest, brightest display or plan to control the thermostat by touch often: RTH9585WF and RTH9600WF both use a larger color touchscreen, at a higher price than the T5.
• Have a multi-stage system (2 heat/2 cool or a heat pump with aux heat) or want a professional-grade option: Honeywell's T6 Pro (TH6220WF2006) handles up to 2 stages of heat and 2 of cool, or 2 heat/1 cool for heat pumps, and includes a C-wire adapter option (THP9045A1098) if your system doesn't already have one. It has a touchscreen and runs on the Honeywell Home app, according to its listing, with geofencing available through the app's scheduling options. Pricing for the T6 Pro varies by HVAC supplier - check current listings before buying since we could not confirm one consistent retail price for it.

Price range for a Honeywell smart thermostat model

Across the retailers checked for this guide, Honeywell Home smart thermostats range from about $66 to $170 depending on model and seller:

• X2S: $66.15-$67.00 on Amazon
• T5 (RTH8800WF2022): $82.00 on Amazon, $99.99 at Lowe's
• RTH9585WF: $124.99 on Amazon, $153.99 at Best Buy
• RTH9600WF: $146.89 on Amazon, $169.99 at Walmart

The gap between Amazon and other retailers on the same model can be $20-$25, so it's worth comparing before you buy rather than assuming one retailer is always cheaper. Prices change often on all of these platforms.

C-wire and installation requirements

A C-wire (common wire) supplies continuous low-voltage power to a smart thermostat. Older HVAC systems sometimes don't have one run to the thermostat location. Based on the product listings checked:

• The T5, RTH9585WF, RTH9600WF and X2S all state a C-wire is required.
• The X2S listing specifies 24VAC C-wire power, the same requirement as the other models here.
• The T6 Pro can use an add-on adapter (THP9045A1098) to create a C-wire from an existing 4-wire setup, according to the retailer listing for that adapter.

If you're not sure whether your system has a C-wire, check your current thermostat's wiring or have an HVAC technician confirm before ordering - a mismatch is one of the most common installation problems with any smart thermostat, not just Honeywell's.

Geofencing and smart home compatibility

Geofencing uses your phone's location to switch the thermostat to an energy-saving mode when everyone leaves and back to a comfort setting when someone returns.

• T5 (RTH8800WF2022): geofencing is a listed feature of the thermostat itself.
• X2S: geofencing works through the First Alert app (by Resideo), which also handles Wi-Fi setup for the thermostat. The X2S is also Matter certified, so it pairs directly with Google Assistant, Amazon Alexa and Apple Home.
• RTH9585WF and RTH9600WF: both are listed as "Alexa Ready," but the product listings checked did not confirm geofencing as a feature - if that matters to you, check the current listing or ask Honeywell support before buying.

ENERGY STAR certified smart thermostat options from Honeywell

If you want an energy star certified smart thermostat, look for the ENERGY STAR label on the listing itself, not just "energy saving" marketing language. Based on the product titles and the ENERGY STAR product finder database:

• RTH9585WF, T5 (RTH8800WF2022) and RTH9600WF are each labeled ENERGY STAR on their Amazon listings.
• Honeywell's broader connected-thermostat lineup, including models like the T6 Pro, appears in the ENERGY STAR certified connected thermostats database.
• The X2S listings and a published review describe "ENERGY STAR savings" behavior but the specific model was not independently confirmed in the ENERGY STAR product finder as part of this research - if certification status matters for a rebate application, verify the exact model number on energystar.gov before buying.

ENERGY STAR certification can matter beyond the sticker: some utilities offer rebates only for certified models, so check your utility's thermostat rebate list against the exact model number before you order.

Mistakes to avoid when buying a Honeywell smart thermostat

• Buying based on the wrong system compatibility. Confirm your HVAC system type (conventional, heat pump, multi-stage) against the listing before ordering - not every Honeywell model supports every system.
• Assuming every model has a touchscreen. The X2S uses a basic digital display, not a touchscreen, despite being a "smart" model.
• Skipping the C-wire check. If your current thermostat has no C-wire and the model you pick requires one, you'll need an adapter or an electrician before installation.
• Comparing only Amazon prices. As shown above, the same model can be $20 or more cheaper or pricier at Best Buy, Lowe's, Walmart or Home Depot depending on the week.
• Ignoring the app requirement. The X2S uses the First Alert app for setup and app-based features like geofencing.

Where to buy a Honeywell smart thermostat model for less

Based on the listings checked for this guide, no single retailer was consistently cheapest across all five models. Amazon had the lowest price on every model checked at the time of research, but Lowe's, Best Buy, Walmart and Home Depot all carry overlapping models and run their own sales, especially around HVAC season (spring and fall). If you're not in a hurry, compare the same model number across two or three retailers before buying, and check for seasonal promotions from your HVAC installer or local utility rebate program.

What's the difference between the Honeywell T5 and T6 Pro?

The T5 (RTH8800WF2022) is a residential model with built-in geofencing and a touchscreen, priced around $82-$100 depending on retailer. The T6 Pro (TH6220WF2006) is a step up designed for multi-stage systems (up to 2 heat/2 cool, or 2 heat/1 cool for heat pumps) and is more commonly sold through HVAC supply retailers than big-box stores; we could not confirm one consistent consumer price for it during this research.

If you just need a reliable, inexpensive way to control your HVAC system from your phone and your system is a standard single-stage setup, the T5 covers the most ground for the price. If budget is the only factor and you don't need a touchscreen, the X2S is the cheaper option. If you want the largest display and don't mind paying more, RTH9585WF or RTH9600WF are the better fit - just confirm C-wire and geofencing details on the current listing before you order, since exact features can change between production runs.
